going to start?
Answer.
It is anticipate that the official commencement of the construction work will commence sometime in October
2009. However, site preparation work has already started and all squatters have been demolished and removed from site.
The
official launching of sales of the properties will also commence at the same time.
2.0 Question.
Are the stated selling prices Bumiputera
Price?
Answer.
Yes.
Follow-up Answer.
The stated 'offer' selling
prices are also pre-official sales launching prices. The Company may increase the sale
prices after the official sales launching.
In addition, the Company will also be giving
Discount to non-bumiputera units.

Where is the location of the Project/Site?
Answer.
The Project/Site is located in the heart of Kulai town, at the right hand side of the junction of the road
to Kota Tinggi, and infront of the Majlis Daerah Kulai building (opposite side of the road). Opposite the railway track
across the river.
4.0 Question.
Is there any Sample Unit (Show House)?
Answer.
Yes. The sample unit (show house) will be built at the actual property when we
start construction work. At present
we are unable to build the sample unit (show house) due to no space is available at the project site.
5.0 Question.
How about end financing
for purchaser?
Answer.
The Company has appointed
a mortgage broker to source out end financing to purchasers who require this service. The purchasers
can also arrange their own end financing should they want to do so.
6.0 Question.
What is the maximum amount/percentage of end financing provided by the bank?
Answer.
The current general policy in the banking industry is 90 % and also depends
on the individual purchaser financial standing.
However, the Company can arrange for a higher financing margin depending on the individual
purchaser requirements and qualifications.
7.0 Question.
How about deposit/1st payment upon confirmation of purchase?
Answer.
Buyer need
not have to pay a deposit of 10% of the Sales Price. A grace period can
be considered for arrangement of withdrawals
from the purchaser EPF.
8.0 Question.
What about the site flooding situation?
Answer.
Buyer need
not worry. The site platform level will be filled and raised above the 100 year flood level.
9.0 Question.
What is the involvement of the State
Government in this Project?
Answer.
The Development is a Joint Venture Project between the State Government of Johor and Pesona
Jasa Sdn. Bhd. The State Government of Johor is the registered Landowner of this Project.
10.0 Question.
When is the anticipated completion date (completion period)?
Answer.
Construction work is anticipated to officially
commence in October 2009. The whole construction work will take approximately
2 ~ 3 years to complete.
